So yeah, Jeff, tell us about your your Fort Wilderness Cabins experience so far while I fix it.

First time at the cabins here and I am in love with them.

Still wouldn't buy here because the dudes are Cray Cray but we brought our dogs.

It's been a blast.

We've been able to explore the dog parks, do the golf cart, roam, roam the cabins.

They're in heaven.

They absolutely loved it, like we bought the Mickey and Minnie ears and we've just been showing around to everybody, so it has been fantastic.

I don't want to spoil the video, but I will say that sorry, the Disney folks at the front lobby did give our dogs their own welcome home gift, which you'll get to see in that video coming up this week.

That's so cool and thank you for picking me up from the golf cart.

Today and we made it back in one piece so that was putting on either way he.

Did and I think my words actually to Jeff as I parked my car and he came up to pick me up.

I said just thinking about our relationship over so many years, you know, the last two years, we said right when we approached each other, we go, who would have thunk?

Then all of a sudden you're pulling up in a in a golf cart coming to pick us up to go do a live show when you're staying at the cabin.

Yeah, wilderness.

It's just crazy.

So.

We we've already decided we're going to make this an annual tradition and just make it a little staycation once a year.

I I, I love it.

I mean, I'll talk more about it later, but yeah.

Again, we got Derek de Boer with us, Jeff Haslam and my lovely wife Amy Krieger, and we are here to talk to you for the next two hours and kind of share some of our thoughts about the Fort Wilderness experience.

My God, this is my favorite life, which I will tell you right now, and I'm looking at him right over here.

I'm looking at I have this Roosevelt shirt on that I bought because I love Roosevelt's.

And I was trying to pick up my outfit and I was like, you know what, I don't know what to wear.

I got 9000 shirts to wear.

And Annie, my wife, she goes, what about the one with the dogs?

Because, you know, dogs are at Fort Wilderness.

I'm like, yeah, that's good.

So I put it on and I show up here at the cabin and I meet everybody and Dan and Jeff are here.

Fantastic.

And he looks at me, he's like, that's a nice shirt.

It's a little blousy though, don't you think?

And I was like, really like, it's blousy like right now.

I mean, I know it's like 1 size too big, but the other one seemed to fit fine, but blousy.

And then I couldn't stop fidgeting with it for legit like the next like 30 minutes And they're like, stop fidgeting.

I go, you know what?

I'm going to the bathroom and I'm going to tuck it in.

And then I came out.

So thank you, Jeff, thank you for helping me fix my shirt and thank you whoever made that comment you just made my whole entire day.

We do want to talk about that to kind of start off the show here before.

Before we do though, I do just want to give a quick shout out and a big love to the fact that we are all here.

First off, you to our amazing community.

We have met so many of you over the past 24 hours.

We had a great monorail crawl around 7 Seas Lagoon last night.

It was so much fun not only to meet all of you and interact with you, but also just watch you interact with each other and kind of mingle and make that.

That is what this is about for us.

It's about the, it's about the community, absolutely.

Yeah, and it was great to see like what we've always said about this show is we want people to get the most out of their membership and to be able to communicate that with and like network with other members.

I don't think there's a better way to to learn about the membership than learning how other people use it.

Cuz there's no right or wrong.

Well, there's some wrong ways.

We talked about that last week, but there are some ways to do it that might be out of the norm.

And it's great to hear other people's experiences.

Yeah, we could literally do a 2 hour show.

I'm just talking about last night and all the stories and all the amazing members.

And again, thank you.

And I thought about it and I texted the whole group today and I was like, God, I wish we could have done like a speech.

Like I wanted to do like a speech to just thank everyone because this community and it just it's very heartwarming to me and it was overwhelming slash heartwarming in like the best possible way just because it was so awesome to see so many people legit from all over the whole entire world.

You know, you know who you are MO so but all over the whole entire world to be able to come and we could interact and share stories and with each other.

And it's such a great community because of each and everyone of you.

So helping those learning about the club for the first time too.

You guys are always so great to everyone that goes on DBC fan and everything else.

So getting that face to FaceTime last night was just it was magical.

It was like we were just so like interested in in listening to you guys, but also just seeing the the community interact with each other, you know, in that, you know, building more community.

And Jennifer just said a little, little bit ago that last night she met like new friends, you know, forever friends for life.

So like so we love that you guys can build those connections too within the community and find people that share the same passions that you know, that you do.

So that's awesome.

Yeah, we really want this to outlive all of us that are that are a part of this.

Not that we're going anywhere.

We're all going to be here, I promise you.

I don't know, Jeff might be on borrowed.

Not as long as others.

So I mean, I hadn't been here in like 15 years, so I'm super excited to be able to go see Hoop Dee Doo and my wife Annie's going to be able to come tonight.

And I know my son Connor, I think, is watching.

So I'm.

It's really cool.

And I kept thinking when Jeff came to pick me up in that golf cart, like how fun it would be.

And we can probably delve into this because I've, you know, of course people give it, you know, not crap, but like, oh God, it's just a trailer, blah, blah, blah.

I haven't really spent time obviously, in this area.

The last time I was here was like 15 years ago for like a Disney media event where you're just busting.

You go straight to Hoop Dee Doo, you watch the show, then they bust you out.

So being able to get on a golf cart and just go around and see, my God, this place is massive.

Like it is massive, but it's the little community and you don't feel like you're at Disney World.

And I know people say it about certain resorts.

This one you don't feel like you're a Disney at.

No, you really don't like.

And it's, it feels like we're back in Utah like this feels like we're up Cottonwood Canyon again.

Yeah.

Glamping.

And, and I could say that and I kept thinking that I would have a really good time coming here, but what I wouldn't do, like for me, what I like about it is being able to come here, maybe stay like 2 nights, maybe three nights.

But I wouldn't go to a park like here.

Like I feel like the effort involved in getting to a park from here feels like it might be too much.

Whereas I, I feel like there's so much here to do.

Just even driving around and you're seeing everybody with their different parts and there's, you know, Amy's telling me there's like archery.

And.

So many activities that I feel like it'd be super cool to do like a combo trip, right?

So like you do your OK, I'm going to do my park heavy stuff.

I'm going to go stay at whatever the Poly or the boardwalk or not.

Not Bay Lake Tower but you go stay at whatever Disney resort you are, do all your parks then come here to almost like people view going to Vero or you like.

Compress a little.

Bit decompress yeah you know what I mean and just come here yeah spend some family time and I mean the view you guys can't see it out here it's gorgeous I mean it's so pretty and it's sunny and thankfully not raining today but yeah I would definitely do this for a couple nights just a complete non park trip.

Yeah, there there is.

There's so much to do.

I love that idea.

It can just be, you know, like the second-half relaxing portion, you know, like you said, drive around in a golf cart, check out if you come around, even if you don't come around a holiday, there's still people that decorate, you know, decorate their golf carts, decorate their cabin.

But if you come around Halloween, Christmas, there's there's even a lot more to see and they have a lot of events for Christmas and Halloween, golf cart parades and just just all sorts of things.

But also just other things.

You know, Derek mentioned the archery.

They've got kayaking.

Paul and I did the kayak.

We loved it.

They have fishing.

There's, you know, multiple swimming pools.

I know I say that word weird.

And someone told me that last night and I was like, Yep, I know which is true.

You know, even just there's so many walking trails and paths and we see people on bikes and scooters and just walking or you know, you can bring your dog.

So people walking their dog, there's horseback riding.

So we just campfires and s'mores and sing alongs.

And so just a lot, lot of lot of options just if you're going to hang out here, Jeff, you can definitely walk in front of.

We even did arts and crafts today.

Yeah, you did some.

Some of us wouldn't did some arts.

Hey one of you 2 grab me one of our mugs over there.

Every day they have over by the bike, I think it's called the Bike barn.

They have special arts and crafts every single day.

I understand why Disney's not doing trail mix for allergy reasons.

They did take our names and our cabin numbers and said that maybe there would be a special surprise that comes by later.

So we'll have to kind of wait and see what.

That what other Disney resort can you get a delight and surprise of trail mix?

They're gonna have a delight surprise when they knock in 20 minutes and they're like, what is that?

We already encountered our daily trash visit.

We did come up with a couple different topics that we wanted to kind of cover in today's live stream.

One of the most interesting that I wanted to to start off on and and Amy's opinion was the most boring of the topics was right of first it.

Is the boring topic.

Right of first refusal.

I did want to mention that real quick.

So if anyone follows us on, on the DVC resale market blog, I write a, write a first, write a first refusal report once a month that discusses kind of the roefer activity that's gone on in the resale market in the past month.

And to all of our surprise, it was.

It took me 3 hours to actually write the report this month because it felt like every single resort had a roofer, even Derek's beloved Vero Beach.

I don't know what happened.

I was like, Paul, Are you sure that was correct?

They actually bought back a Vero Beach.

I think it was what, for like $12.00 a point?

Yeah, it was.

It was very, very low, like maybe in the 30s, if not lower.

So yeah, I just wanted to go around the room real quick.

Any thoughts as to like what Disney's attack is right now with roofer or why they might be doing this?

Jeff.

I, I don't follow this as closely as everybody else, but I have to think they're gearing up for something.

I have to think they're getting points back for something.

I don't know if it's, I don't know.

I have no idea.

Let me just put it that way.

I don't know, but I think they're gearing up.

I'm not myself, still here, just as Jeff Shirt said.

I don't know, like.

25 people just jumped off because we don't know anything about this vacation.

They're they're definitely.

Doing it for a reason.

And I think that when they don't do Roefer and that's where people go, Oh my God, it's so great because Disney's not buying contracts back.

But as an owner of DVC, you always want to see Roefer happen because when Roefer doesn't happen, what happens to your value of your DVC is it starts to, you know, go lower and lower and lower and lower.

So you want Disney to buy contracts back because therefore the prices increase.

So should you need to sell it down the road.

It is a strange approach to the fact that it's almost battershot because for a while it really was like very specific and I could put my, you know, finger on it like, oh, they're buying back Grand Floridian because people that look at Polly, look at Grand and say I don't want Polly, I want to buy that.

Or people that go to Disneyland, look at Disneyland Tower and say I don't want that, I want the Grand Californian.

So that's why the two grands were being bought back.

But yeah, all of a sudden out of no OO, Key West will always buy back because they can buy it back basically super cheap.

Yeah, flip it and boom, it's that, you know, 2057, they sell it for what, 200 and 15215 bucks a point so they can buy something back.

And I was having a conversation with someone the other day where they're talking about Rofer and I said, listen, at the end of the day, you got to remember Disney's cheap.

You know, it's not that Disney has unlimited funds to just say we're buying back everything.

Like they're given like every division in the Disney company, a certain bucket of money that they have.

OK, this is what you guys have for your Roe for buying for the whole entire year, right?

For the whole entire fiscal year.

How they decide to do it is up to them.

So therefore, they're going to be selective on like, listen, we could buy back an OQS that snucks through at 80.

We can flip it and turn around and sell it for 200 and something.

So there's a good profit margin there.

That's why people ask, you know, is my Polynesian contract going to go through?

Is my, you know, Riviera contract going to go through?

And I tell him I go listen, Disney to buy back like live stuff, which means products that they're actively selling live is really, really, really rare.

Because for Disney to buy back, say, a Riviera contract that say $120.00 a point, they're going to turn around and sell it for

2:35, but they're only making 100 bucks.

Whereas when they sell Riviera Live, when you buy it direct from Disney, Disney's getting that full 100% profit, that 235, whatever it is, they're getting all that money.

So they're going to be, you know, kind of with that sniper mentality, like let's buy this one back because we can flip it and sell it right away or this one back.

But yeah, like when Paul's report came out, it was like, what the heck?

Like they're buying back.

Like it's just weird.

Like here's some animal Kingdom, here's some of this and that.

Yeah, it's very strange.

Yeah.

And you know, for those of you that maybe are just jumping on the 1st for the first time, you know, Jarrett said.

Can you guys explain briefly how Roefer works and why Disney Vacation Club does this?

You know, this is an element of the club that they put in place strictly for the purpose that we've been discussing, which is to protect the value and also just make sure that this club doesn't turn into what other time shares have become over the years.

Where there people have to literally give them away.

Yeah, yeah, you have to pay.

Someone basically to get rid of your timeshare with Disney Vacation Club.

It's always held a decent value on the resale market and it is partially because of Disney's intervention.

So if you buy a contract, a Disney Vacation Club contract, and you then go to sell it in the future, you sell it to someone.

So I bought a contract.

Amy decides that she wants to buy it for me.

She says I'm going to buy it for $100 per point.

I say great, that sounds perfect.

That contract, before it actually closes and before that sale actually goes through, goes to Disney and it says Paul's selling his contract to Amy for $100.

Are you interested in purchasing this?

And at that point in time they they can say yes or no.

If they say yes, they buy that contract back themselves for that same price per point as agreed upon.

If they say no, our sale goes through and Amy gets the contract.

So basically they have that first right to refuse that contract sale and.

And, and so, and then also they said we're getting a question.

Is there a reason why they pick what they pick?

Sometimes it does feel like they're just throwing darts out of, you know, at a dart board.

We have seen trends before in the past, but then also sometimes there's trends are broken.

So for example, we, we used to say all the time, you know, they, they never take back actively selling resorts.

So if it's something actively selling like Riviera Fort Wilderness, they usually don't take it back.

But with that said, recently we have seen we we saw Grand Floridian take back before it had sold out before Big Pine Key has sold out and we saw them take back Polynesian, you know, prior to it being sold out now that we have the island tower.

So we've seen, well we've seen those trends in motion.

We've also seen them kind of kind of broken.

So sometimes they buy back because, yeah, they just, they need the inventory or they have a, a guest wanting to buy direct and they need those points.

Sometimes it's because they're, you know, they're gonna have, they're gonna put something on sale.

I'm not sure why.

As an example, I think we just saw an animal Kingdom get taken back for the first time in a while.

Correct.

Yeah, first time in a few months.

Yeah, and I was just talking to a member yesterday who was on a Disney cruise and they said they were offering like Animal Kingdom deal.

So, you know, there's just there's little reasons, but there's we have never really been able to nail down exact.

Everyone that's yeah, everyone that's commented so far, yes, the answer is yes to to everything.

So when, when Disney, when Disney buys back points, they can, they do have the option to change the use year of the points I believe, but they cannot change the unit that the points are associated with.

So like when you buy a contract, you'll see on your contract where it says you own this fractional interest in Unit 4A.

Yeah, and, and my understanding is they can only merge points together in a certain unit.

So if they're sitting on maybe 200 points and someone comes along and they want to buy and a hundred a 300 point contract, they need 100 points more of that specific unit.

So they put that on that radar and then when they find it, they buy it back and they go back to that person and say, hey, we got we have your 300 point contract that you were looking for now.

So all of these are correct answers.

And I don't think you know, there there's a small group of people that you know, we will never actually, you know, talk to that knows the true reasons behind all of this.

But I think all all of the reasons are are certainly correct.

Feel like the people that are making those decisions.

These events that we have are are not just focused on that resort.

We try to do something at the resort, but we also try to do things that are at different locations so that anyone staying at any Disney Vacation Club property can be a part of it.

So October 17th through the 19th, we have had a lot of people asking us like what is the agenda for that?

I will be 100% honest.

First and foremost, we wanted to survive this weekend first to make sure that we could get through it.

But we have been working on the Oktoberfest schedule.

We will have a rough estimate of it coming out next week, but one of the main reasons we've been holding off is because that Saturday we are hoping to do a fantasmic dessert party as part of this event.

So that will be a paid event, similar to the Hoop Dee Doo paid event that we are doing for Summerfest later tonight.

We have not 100% nailed that down yet though, so keep that in mind if you are planning to come here.

Keep that Saturday night open at this point in time.

I will give you more information as soon as I can.

Whenever Disney events you know gets back to me, we get that contract signed, get everything nailed down.

We've been going back and forth with them a couple different rounds and similar to our paid event for this with Hoop Dee Doo, we will give a pre sale period to our Patreon community and I will tell you that for Hoop Dee Doo, Patreon bought all the tickets, they purchased everything.

But draw a big circle around the second-half of July at this point in time and think about joining us on a cruise ship in 2026.

Second-half of July or early August or early.

Our broader, our broader company, Key Holder Vacations is working to basically put on what we call the Key Holder Vacations cruise.

It is going to be a big part of what our plans are revolving around next year.

It's going to be an amazing time.

Again, this is roughly in the works at this point.

The Ink is not on a contract yet, so we are not going to announce any official dates.

But I know that a lot of you are tentatively planning your 11 month plans, your 12 month plans where you're going to vacation next year.

So we want you to just tentatively put that on the calendar so that you know that that is a possibility and that will probably be kind of our summer event next year if it does lock in during that date.

I thought there was a little more separation.

It is hovering over Pioneer Hall and just taking up a lot of that shore space right there.

And so it is at Fort Wilderness.

And then Paul brought up something yesterday when we were coming back and he said, you know, it's, it's here, it's at Fort Wilderness.

I don't know how they don't incorporate Lakeshore Lodge and the cabins into the same association because it is literally here.

It's at this property.

So to clarify, people that maybe have not listened before maybe didn't catch some of our shows when when Fort Wilderness was brought on as a Disney vacation called property, it was actually the first property that was deeded into a trust.

So it's called the Palmetto Trust.

And essentially rather than getting an ownership interest in the Fort Wilderness cap, so it's like like we always say like Jeff owns like the door knob to Unit 76 at Old Key West.

But like that you have a deeded ownership in that resort.

With Fort Wilderness, it is the first where you have a deeded ownership into the Palmetto Trust and you are able to use collectively what is in the trust and that is where it, it, it a lot of speculation about what that means.

There's a, you know, we continuously are looking at filings and things.

When it was originally filed, there was like a, a plot zone that included that Lakeshore Lodge area.

So a lot of people kind of assumed at that point that maybe if they did come back and rebuild in that area that they would do, you know, actually include it in Fort Wilderness.

Everything is pointing to that.

I'm, you know, again, no official Disney confirmation.

We do not know this as a fact.

But from what Amy said, like it is there, you can literally just walk out the door and in like 20 steps, you are right there at Pioneer Hall and you are in Fort Wilderness.

The the front entrance is staring straight at the Tri.

Circle D Ranch, so it is all right here at Fort Wilderness.

So it is like it is even closer than I would say like Boulder Ridge is to Copper Creek.

But it's when you go to the boats, right?

So it's when you go to the boats to get to the Magic Kingdom or do all that, that's when.

You see it, it's down on that end of the resort, but it's more imposing even you are.

But if you are, if you are like standing in front of Pioneer Hall, where Hoop Dee Doo is here is Lakeshore Lodge right in front of you, It is, it is like, like you're going to have people that are staring down.

Will there be people that have views?

Like my view right now is of trees and you see the blue sky and it's beautiful.

Are there going to be cabins that literally you sit in your cabin and you look at?

Cabins maybe not, but campsites for sure.

Yeah.

OK.

So OK, so the campsites are closer to.

This site OK, Yeah, OK.

For wilderness, very large resort, you know you got to use the internal buses or have a golf cart to get around pretty much where the the horse trail rides start from.

That's where you pick it up.

That's where the buses to go to.

The parks are located in the front.

The cabins are all the cabin loops are in the front of the resort.

Then as you get, as you go further back, then you start getting into like the RV, the RV loops, the tech loops and then all the way in the back, it's, it's just more RV intent.

And then you get the back of the resort, which is where Pioneer Hall is, the lake, the boats, the the settlement settlement outpost, that shop in the middle.

There's the Meadow area too.

But all the way at the end is where Lakeshore Lodge is.

So it's opposite end of the resort as the cabin.

So as a DVC member, if you're staying here in the Fort Wilderness Cabins, you're not going to be, you're not actually going to have Lakeshore Lodge in your sight line.

But it does change the landscape of what is like one of the more congregated popular parts of the resort where there's a playground and there's a shop in Pioneer Hall and all your dining pretty much is over there as well.

So.

And I know the people on that in this room can't see this, but if you look at that picture, see all that sky behind you?

Yeah, that's a hotel now.

Basically everything that you see in that festival.

And I think Amy, did you say this morning to me it's like you're, it's like you're right there.

Like, I mean, as we're getting closer.

It's like, look, I mean, it's, it's going to be the end of the arcade.

Walk out your front or back door in the morning and you know, you head straight into Fort Wilderness to grab your food.

It's probably going to be quicker for people staying at those cabins to, you know, jump in to the.

There's what's the quick service, a bigger boat.

Yeah, they get people to Magic Kingdom, but yeah, the, well, I don't know.

I think you'll.

You'll still be able to watch the fireworks.

I mean, we see a fence right now, right?

But once the building is once this is off, we'll probably be able to walk out into that area.

But you maybe they'll have like a new viewing past on the other side of these these structures.

Yeah, yeah, Pretty, you know, it was very inconsistent.

One part of the resort was telling us to take watercraft.

The other part said that there might be a bus here.

They're going to have to run consistent buses, I feel, from all this area or build a new boat dock or something to add to that transportation need because you cannot just drop a 900 room resort right in the middle of this area and expect, you know.

They've got to step it up on because like.

But I will give Disney.

Infrastructure I will give Disney.

Credit because we we were all very concerned when it came to the Polynesian Island Tower and the effects that it would have on transportation from the Polynesian.

We were there last night.

I didn't necessarily feel that, nor have I heard rumblings in the community that have specifically said like, there's a big.

Definitely not as bad as people thought it was going to be there.

There's still issues.

And at certain times of the day there's always going to be issues.

You know, any, any time there's traffic going One Direction to the other, that's just the way it is.

But I didn't feel last night was any worse than it was.

Yeah, two years ago.

And those asking about the A frames, yes, we're we're pretty sure those are going to be cabins along the lake.

So those will be some pretty cool accommodation.

Yeah, again, all of that was part of the original Reflections concept.

Someone earlier in the comments said, yeah, they're just using those blueprints and they ran with it.

Jeff, you and I were talking this morning, you know, you're an engineer and I, I kind of asked you the question, You know, right before COVID in 2019, they had a lot of the underground infrastructure in place.

You can't just like like that.

That is kind of designed for the blueprint that is going to sit on top of it, correct?

Yeah, I mean, and yeah, you never know.

Like what we talked about the, the, the electrical and the plumbing and everything laid there and I mean it just kind of sat so you just, you just wonder like what, what really?

There's one that goes One Direction and drops off both, one that goes the other direction, drops off both.

Once that opens, I don't think there's any way that they can.

They'll need separate.

Needs to have a dedicated Yeah Fort Wilderness.

Yeah, or even a dock down by Lakeshore further could be so 2 docks, you know, multiple boats running.

But yeah, it, it's going to be a beautiful resort.

I just, it's just very much, you have to know it is very much part of Fort Wilderness.

Jeff and Dan are standing like right at the end of the boat dock right now on the beach is kind of the the end of if he pans to the right, that's where the boat dock for the the current Fort Wilderness is.

So it's out, out that way.

And the boats are picking people up and that's there's a boat there right now.

The boats leaving now, you know, that's a bigger boat already.

The fact that they're utilizing a bigger boat already to this area just furthers.

They're going to have to either run more frequent boats or bigger boats to this part of the resort.

So those are going to be great A-frame cabins from last count.

I think there's going to be upwards of maybe close to 20 to 25 of those if they they line this section.

And then there's that tree area that you see off to the upper right.

Currently that is where that Princess and the Frog restaurant that was originally announced as part of Reflections looks to be and there is a lot of framing in that in that section.

So I assume that we are going to get a restaurant in that area, if not that exact copy and paste concept of what was there.

And then if you've seen the concept of this, a lot of people say Lakeshore Lodge looks like Kadani because of how that you know that how that long area goes.

So, you know, I'm, I'm guessing that I'm guessing that might be.

That was cool that we got to see it.

But I think it's one of those rare moments where I think thinking of folks, because everyone always, you know, complaints about Disney fans and they always complain about change.

You know, I don't want anything to change, but I want new stuff.

I think this is the first time that I'd feel justified if I was someone who has so many memories here at this resort.

And the reason you came here to this resort is that you felt like you were in a different world.

And you felt like, yes, you had the theme parks available, but everything was so far away that I think for the first time in a long time, I feel like it's justified.

Like, I feel like I would be upset because I not saying there's anything wrong with them doing it.

They have the right to do it.

But if I was someone who came to the cabins and have, you know, years, let alone decades of memories at these cabins to know that my skyline, everything, just from what I've seen, I haven't even seen it in person.

It's going to change that drastically.

I'm like, I don't know if I'd be thrilled with that, you know, So to hear people complain, you know, and be like, God, it's not the same as it used to be.

Most of the time it's just people complaining.

But I feel like this is so different because it does.

You're taking something from at least like on the monorail, you've had buildings of multiple stories anyway.

You had the contemporary, you had, you know, you have the Grand Floridian, you had this.

This is going from nothing into like hi here we are.

We talked about it earlier in the show.

We talked about it as we were driving in here about this the specialness of of Fort wilderness in the campgrounds are that you don't feel like you're at Disney, right.

That definitely changes when you have this giant monstrosity of a hotel.

Oh, why don't they just put a shining Mickey Mouse head right up on the top and we'll just call it a day.

You know, it's like right it it it does change thing and you know with Polly, there's a lot of complaints about that too.

It changes the skyline of seven seas lagoons.

But Disney was able to get away with that a little bit because it was kind of already planned that way.

There's concept art from the 60s and 70s where they were designing it right in the lobby there on the 2nd floor.

This is this is all new and this is going to be hard for some people to swallow, I feel.

Like I can't even imagine because you know, as Jeff was driving me in, it was that was one of the cool things was like, man, I don't even feel like I'm a Disney World.

Like this is really kind of cool.

Now I kind of see the vibe and I love it.

I can't imagine if I just kept going and all of a sudden I saw that giant colossal building.

And I mean, there is an and you mentioned it and you guys did too.

There's no debate on if this is going to be part of the same association.

There's absolutely.

I would bet 999,000% that they will not make this.

We knew that the Poly Tower was part of the Polynesian.

There's going to be debate.

We had official documentation that it was and people still did not believe have.

But Derek, I mean, yes, that we look at Fort Wilderness Cabins is not selling that much.

When we look at like direct sales, you see month over month direct sales for a place like the Polynesian right now or Riviera you're talking about, you know 60708090 a 100,000 points sold in a month.

Fort Wilderness Cabins maybe 5000 like.

Well, and, and even just just look at the resale market.

So we saw the 1st Riviera contracts go on sale before Riviera opened, like a couple months before Riviera opened.

And then we saw the first Disneyland Hotel Villas or Disneyland Villas go on sale a few months after Disneyland Villas opened.

Fort Wilderness.

I think there was one contract sold by a different broker this whole time and it wasn't too long ago and that's it.

We've not seen.

We had, we did have that one contract that you wrote about that actually the sellers actually decided to retain that contract.

So as far as I know, we have seen one resale Fort Wellness contract because there's just not that many owners out there.

I mean, there are some obviously, but it's just not selling that fast, so.

Well, yeah, because the people that buy it are the people that want it and the people that love it.

It's not just like buying points for points or, oh, I found a good deal.

If you're buying this place, you're buying it because you love it.

Yeah, you're buying.

Yeah, you want it and you're not going to sell it.

It's buying.

This resort is not a whimsical.

I'm on vacation.

I went on tour and I fell in love with the concept of DVC.

I like paying $13 a month in dues or $13 point in dues.

And that's why so if you keep it as part, if Lakeshore Lodge also includes this, it's such a no brainer because my God, if I was a family and I went on tour at Lakeshore Lodge, right?

And you see all the one bedrooms, the studios, the A-frame cabins, everything else.

And then they say, and just so you know, you also have these cabins.

So when you want to maybe end your trip or you want to do something completely different and for the folks that buy here, you know what I mean?

It's such an absolute no brainer as people always say, that I say you're.

We've talked to some folks last night that are staying here at the Cabins for Summerfest, but they didn't have points.

They only resell points and obviously direct can only be used here.

So they bought cash.

They paid cash for this.

How much did they pay?

So that's the point I'm getting at.

You think about Grand Floridian, you think about Polynesian, you think about Old Key West, you think about Saratoga.

You're 456800A night depending on the time of year.

What kind of combinations?

305, I think they said a night for the weekend.

With the annual pass discount, I we talked to, yeah, I talked to them too, yeah.

And that's that's, that's what they were selling cash price the old cabins.

For yeah, there's.

So you would think that now that they're fresh and new that they could sell them at a little bit more of a premium, but they're just not as popular among, you mean they're popular among the people who love the con, the Fort wilderness, right?

Well.

And the point, the point that I was getting at was, you know, if it's only moderate level prices, yeah, if you're talking about Coronado or, or Port Orleans, why would you buy a DVC contract when you can stay here for a couple of nights here and there?

Right and.

Use your points elsewhere.

So yeah, yeah, I would love to see it become part of Lakeshore just to bring the dues down, make it more attainable.

And I would love if it was both.

I would still love to have a contract, but I still need more.

I'm laughing because I'm watching cabin Cam drive back up in front of our cabin.

No, we've said this since day one.

You know, from the dog perspective, the fact that the cabins could have dogs, we were very enticed by that.

Unfortunately, you can only have two dogs as compared to three, even though at the front desk yesterday the lady goes, do you have dogs?

And I'm like, yeah, we got three big dogs.

And I'm like, I don't think that's how it works.

Also another funny thing, I just have to say this, this is great.

Those of you, you know that one of the big rules that came out was that you can't have dogs on the furniture here.

And when you go into outposts, which is basically where you check in, they have a like a board called Wilderness or Fort Wilderness Furry Friends.

And it's pictures of people with their dogs, you know, you know, enjoying Fort Wilderness.

And so many of them are pictures of dogs laid on the furred on the Murphy bed.

And they like, they're just displaying them all over the lobby.

So yeah, I just thought that was funny.

That made me laugh.

They're.

Playing pretty fast and loose with the.

They are kind of playing a little fast and loose with the roles, so it makes me wonder.

So technically, yes, it probably is.

However, it is really, really nice when you're inside.

I mean, we've got a whole group of people in here right now.

I think it'd be perfect for like 2-4.

If you got 4, you got to love them.

I, I, I go back and forth between two resorts and it's just just depend on how I'm feeling, which one I've been to recent, more recently.

But for me it's Boardwalk and Grand Floridian.

I think that you can't go wrong with the theming of either of them.

I love, you know, I think they have some really amazing views.

You get a Boardwalk view, you're looking at Crescent Lake.

I love being able to walk to two parks and I really enjoy just how close you are at Boardwalk.

Just so much good food and also I just, I just like we used to go to live with New Jersey and so it's kind of like an Atlantic City type boardwalk feel, only less sketchy.

Just a cleaner, nicer version.

So I just like I get that feel when I'm there.

Grand Floridian for me has always been to me has always been like the crown jewel of Disney World.

You know, it's the one that you see like in a lot of the commercials and well, when you dream of, I used to think of, you know, we have to hit the Powerball to be able to stay at Grand Floridian and now we get to stay there.

We've not hit the Powerball.

We've not hit the Powerball.

We just found DVC.

So, you know, I've always loved it.

I've always loved for Boardwalk and Grand Floridian.

I've loved how light and cheery and whimsical they can be.

You know, I just really love that, that bright, cheery kind of, you know, room, the Victorian, a concept of Grand Floridian.

So yeah, just those those two, I just can never pick between them.

Yeah.

I think for me, what's great about this question is that it evolves in nature.

So you ask me, when we first started into the club, obviously we our first home resort was Animal Kingdom Lodge.

We still love that resort.

We still love it, yeah.

But as as things evolve over time and you experience the resorts more and the resorts change or they get upgrades, you know those those decisions change.

I for me right now, the answer is the Polynesian.

Actually, I have fallen in love with the island tower and have not actually slept there yet.

Which is funny, he's saying the Polynesian 'cause I think it was at the bottom of your list.

It used to be.

Earlier in our DVC journey.

And that was again, it's just as I.

Mentioned it changes.

You know, the refurbishment that they did to the main longhouses there turned those things into what I questioned where mold was growing and turned it into a much brighter, you know, wonderful resort.

And Island Tower just screams Alani.

Like even last night, you know, it rained last night for a monorail crawl and we were questioning where to go and we were like that.

The main, you know, ceremonial houses just down here I disliked.

But now I'm turning more and more into a fan of is like the Copper Creek Boulder Ridge area.

Because I.

Agree.

It it gives us those screaming feels, you know, same for you, it gives you those feels.

A home a little bit has all those trees even being here at Fort Wilderness.

I love this, I love this property.

Love zooming around on a golf cart, you know, early in the morning and and kind of driving around the resort.

It's just, it's, it's funny how these questions change as you, as you grow in your DVC ownership.

And it's, I think it's fun to watch how you know, you all, you know, you become a member, you buy somewhere and then you experience the resort, you go somewhere else in that zero to seven month window.

And then before you know it, you're on the phone with Derek or another agent at the DVC.

Resale market going well.

I need this resort now.

DVC is, you know, as much as people make it a financial purchase, it is very, very much an emotional purchase and you resonate with resorts that you hold memories at.

And so, you know, as we start, continue to experience these resorts, you know, we continue to have amazing memories of Vera Beach, amazing memories at, you know, just everywhere so far that we've gone.

And and it's just, it's so hard to choose a favorite resort when you're just experiencing all these, you know, great you.

So when we got on property yesterday and, and you know, we drove in, we had never been to this part of, of the resort.

You know Allison, we were really excited when we heard that they were going out of that area.

Amy can speak to this, but she's always wanted to do a fjords cruise.

The problem is that itinerary really is not that great.

So it is, it is it is not a great itinerary.

It is overpriced for what it is.

Granted it is a member crew.

So you're getting those special experiences and if DVC wants to send us on it, we will certainly give you a full rundown of it, but I doubt that's going to happen they.

But yeah, I mean, Derek just mentioned it.

We are planning kind of a DVC fan key holder vacation cruise, hopefully in that late July, August time frame.

We we talked about that earlier in the show.

And then Amy and I are probably going to do a similar cruise out of Southampton.

But I imagine that we will do it with like Norwegian Cruise Lines, Celebrity Cruise Lines, if Royal Caribbean's there.

We got someone in the room right now.

It's begging us to go on a Virgin Voyages cruise, so Aaron's back there.

But you know, for the Southampton one, it's like you got to get there, you know, and at this point, just looking at it, I think they are struggling a little bit with kind of selling that cruise.

So Missy's we actually kicked off the night at Grand Floridian and we were up at Enchanted Rose.

So First off, again, shout out to the amazing cast members at Grand.

Especially Caitlin.

She was so great.

So First off, don't take a large group to Enchanted Rose.

They do have a six person Max capacity of a group.

We did not know this.

And so we were kind of towering over that outside area.

But if you know the area, there's 2 tables and kind of some general seating outside of Enchanted Rows that overlook the main part of Grand Floridian.

So we did talk to the Hostess there who talked to her manager.

He came out, chatted with me a little bit.

They were like, if you guys can push into this area just so we can keep this walking path moving.

And I was like, that would be amazing.

All these people, I can tell you this DVC fan community likes some alcohol, I'm pretty sure.

So we're going to have a good night.

And so, and then it was Caitlin, I think that she came out, she took amazing care of us, got everyone their drink.

Even at one point.

I was so shocked, like I was just shocked by this just from knowing how many people we had because I'm saying we we went over to the Outer Rim bar and kind of hung out there for another hour.

And then that was that was nice just from the space was perfect for our event.

You know, it's first come, first serve and.

That's a forgotten place too.

Like just because everyone talks about California Grill, everyone talks about Steakhouse 71, but that place is great.

It's got.

It gets a lot of.

Pay, yes, but it's got great seating.

It's got great views you can overlook like Bay Lake.

So yeah, it was a it was a great bar.

Huge honorable mention in Amy's ranking of sandwiches to the sandwich at Contempo Camp Cafe.

Turkey sandwich.

That was an amazing sandwich.

My personal favorite part of that night was Jeff, your friends Rob and Tracy are in town hanging out for for the the Summerfest weekend.

And Amy sold him on the second-half of her sandwich in line for the monorail.

So I'm chatting with Rob and Tracy and I think I was having a conversation with Tracy and Rob was I remember Rob being there and having this box and then I just turned to him and he he was just something like that was that was a good sandwich.

I will say best place on the monorail loop to watch fireworks in my opinion at this point is standing outside the island.

Was great, the sound was great, the viewing is like literally perfect.

Is it spot on directly?

No, but you still see the castle.

Going yeah, he didn't know Disney, he didn't had fireworks, he didn't know.

And these folks do it with such love and such compassion and such kindness that it's, I'm so glad that Jeff brought that up because it's so true that with you guys and the audience that we've had, what they've taken from what was here to things to where it is now.

I it's just absolutely amazing where you guys have taken this and I'm just so blessed and so proud to be around and be part of this ride with people that, you know, again, started off as you know, quote UN quote clients, but now there's so many folks here in this room and so many folks out there that you guys are like, dear, dear friends.
