At a certain point, all real estate investors reach a point where they can no longer access bank capital. That is when you need to start looking at outside investor money or creative financing solutions like owner financing or private lending. People get nervous about private lending because of the high-interest rates - don't. At the end of the day, it depends on the deal. If you find a deal that's making 20% free cash flow before debt servicing who cares if your mortgage is 8%? Close the deal with the private lender and in a year find a more conventional lender with better terms. If you really want to get a deal done it becomes about HOW not IF....🤷♂️🚀👍
