Episode Description

Sustainability is increasingly shaping how value is created in real estate. In logistics, regulation, tenant requirements, and execution have become central to investment outcomes.

My guest today is Vojkan Brankovic, founder of Apeiron Capital Partners. Apeiron’s strategy centers on acquiring older logistics buildings and upgrading them into sustainable, institutional-grade assets.

Apeiron has transacted more than €1.4 billion across European real estate and today is solely focused on big-box logistics assets in Germany. Vojkan oversees a German logistics portfolio of roughly 500,000 square meters.

Much of this work happens with tenants in place over several years, requiring close coordination around capex, leases, and operations.

In this episode, we talk through how this works in practice, where returns come from in a mature market like Germany, and why logistics has become Apeiron’s sole focus.

In this episode, we cover:

  • Why logistics stands out within sustainable real estate
  • Buying brown logistics assets and upgrading them for institutional buyers
  • How European regulation creates investment opportunities
  • Executing ESG upgrades with tenants in place
  • Targeting mid-teen returns in German logistics
